Local factors that affect a commercial policy

Grand Strand commercial accounts are not inland South Carolina accounts.

  • Wind, hail, and named-storm terms on the property form are coastal, not Upstate.

  • Flood is still a separate policy. A business property form does not pick up storm surge.

  • Restaurants, hotels, and short-term rentals are underwritten as those operations, not as a house with extra beds.

  • Contractors and service businesses get asked about tools, jobsites, and vehicles — not just the shop.

  • Using a personal auto for the business does not automatically cover the business. That is a commercial auto or hired/non-owned question.

  • Liquor, cyber, and workers’ compensation are not “included” because general liability exists.

Common gaps

Do you write commercial insurance or only personal lines?

Commercial accounts are written for Grand Strand businesses. Personal auto, homeowners, and flood stay on their own pages.

What is the difference between a BOP and a commercial package?

A Businessowners policy is a standard small-business bundle of property, liability, and often business income. A commercial package is built when the account does not fit that bundle.

Is flood included in a commercial property policy?

No. Flood, including storm surge, is a separate policy. It can be quoted with the business account.

Do employees make workers’ compensation required?

South Carolina requires workers’ compensation in common employee situations. It is quoted when the account has payroll. It is not a substitute for general liability.

If employees drive their own cars for work, is that covered?
